Chalet
Once the purchaser has visited the site, selected a property and wishes to proceed, a purchase and sale agreement will be issued. Upon signing the agreement they will pay for, and take title to, the land. Payments for the construction are 20% on commencement, 20% on foundations, 30% on weather proofing and the final 30% on completion.
Apartment
When a buyer agrees to proceed, a purchase and sale agreement will be issued. Upon signing the purchase and sale agreement the buyer will pay an initial CAD $ 50,000 (reservation monies will be included). In recognition of this deposit a Class C preferred share in the Humber Valley Resort Corporation will be issued to the buyer as security. Upon transfer of title to the buyer, the balance will become due and the Class C share will be redeemed.

Finance is currently available from local lenders of up to 65% loan to value.
Purchase & Legal Costs
There are government fees assessed on the registration of a conveyance of property as well as on the registration of mortgages in Newfoundland and Labrador. Registration fees are currently assessed at a rate of $100.00 plus 0.4% based on the value of the property being registered.

If property is valued at $500,000.00
$500,000.00 x 0.004 + $100.00 = $2,100.00
REGISTRATION FEE FOR MORTGAGE INDENTURE
If property is valued at $500,000.00 with a mortgage of 60%
$500,000.00 x 60% = $300,000.00
$300,000.00 x 0.004 +$100.00 = $1,300.00
There is a sales tax in Newfoundland called Harmonized Sales Tax (HST) which is currently set at 13% and is levied on all goods and services sold in the province. If a property is being purchased for commercial use, payment of the HST may be waived in some circumstances.
